Progressing development in Oakley Vale

Oakley Vale’s community continues to grow with Phases 8 + 9 progressing over the last 12 months.

New development will begin with Phase 8, situated at the end of Bennett Road and Chepstow Road (take a look at our Masterplan page for another visual view). 

The development team recently shared its vision for Phase 8 (and Phase 9) with the Local Planning Authority through three key documents. These documents will make sure building work happens in a logical, coordinated way and to a high standard consistent across all works.

Phase 8 – creating a new neighbourhood

Great Oakley is pleased to confirm that a conditional contract has been exchanged with Hayfield Homes, a high-quality housebuilder, to purchase Phase 8 and progress a planning application for 270 homes – with 15% of these (41) being affordable.

Great Oakley is also seeking developer interest in the proposed new local centre having undertaken research into likely local demand for such a facility and we believe that we can build on the success of the existing local centre on Butland Road. We hope to have further news on this exciting part of the project in 2026.

The development will include significant areas of public open space, sustainable drainage solutions and a new NEAP (Neighbourhood Equipped Area of Play). The development will not affect the public footpath route (UB30) which was diverted in 2023.

Our chosen partner will provide roads and services to enable the local centre and a potential new primary school (depending on North Northamptonshire Council‘s needs).
